So what is a gas safety certificate, and why do you need one? Here's the lowdown.

Do I legally need a gas safety certificate?

If you're a landlord, you need to have a gas safety check done every year, by law, and you'll need to make sure a qualified engineer leaves you with a gas safety certificate.

If you're a homeowner, it's not a legal requirement to have a gas safety check but it is a good idea.

Does a landlord have to provide a gas safety certificate?

Yes. Landlords have legal responsibilities, one of which is to provide tenants with a copy of their gas safety certificate. 

If you’re moving into a new rental property, the landlord must supply the gas safety certificate within 28 days of the safety check. So if you haven’t seen it, ask your landlord/estate agent why not. 

What does the engineer check? 

The engineer will check all your gas appliances, from your boiler to your oven or hob, as well as chimneys and flues.

What if the tenant owns the appliance? Who’s responsible for getting it checked?

If a tenant brings their own oven, for example, they’ll need to get it checked – it’s no longer the landlord’s legal responsibility. But the landlord is responsible for the pipework that supplies the appliance with gas.

What does a gas safety certificate show? 

Your certificate will tell you a number of things, including: 

• Which appliances were tested

• The results of the safety checks

• Any potential safety issues

• What, if anything, you need to do to make the appliance safe

• Who performed the safety checks  

• Information about the landlord and property

How do I get a gas safety certificate?

You just need to request a safety check from a gas engineer. Make sure your engineer is Gas Safe registered, otherwise the certificate won’t be legal. If in any doubt, check the Gas Safe Register

How long does a gas safety certificate last?

You’ll need to get a new one every year, so make sure you keep a record of when yours is due for renewal.

How much does a gas safety certificate cost? 

Prices vary depending on where you live, who you go to, and how many appliances need to be checked. But the typical starting price is around £30. 

What’s the cheapest way to get a gas safety certificate? 

Shop around. Make sure you check exactly what’s included – firms that advertise the lowest prices may not end up being the cheapest, once you’ve factored in hidden costs. 

Do I need to keep my gas safety certificate? 

Gas safety certificates need to be kept for two years, so make sure you hold onto yours in case you need it.

I’m a landlord, do I need to provide my tenants with any other certificates? 

You may need to have electrical certificates. You’ll also need to provide an energy performance certificate, or EPC.
